Listing Appointments with an honest approach to today's market can be brutal!

I guess that's what I like about the saying win-win situation for us both.  Luckily, it's part of our mission statement so it's easy to remember!

Today's listing appoingments aren't always pleasant.  Truly putting together facts and figures takes time and in today's market we are not necessarily coming up with figures our sellers want to see.  But for the sake of reminding myself that I can walk away from a listing, knowing someone else will probably take it, it's got to make sense to tell mr and mrs seller what the realistic outcome will be.  If nothing else, you know you've set the stage for what the market will actually bear than you know, you've done your part in helping your seller set realistic expectations.  We are ever being reminded that owners want to sell, some need to sell, but some won't sell.  Being ahead of the market with aggressive pricing to produce a quicker sale is not what most of them want to hear. 

I read an article today that 62% of homeowners still have unrealistic ideas of what their homes are worth. I find that soooooohard to believe with the number of articles that are telling us daily about the declining prices, depreciating housing and employment markets. 

 

It's a rough job, but somebody has to do it.  I guess if you have lots of listings, you can afford to have more than a couple overpriced homes in there, but if you are truly trying to be the professional, you eventually will have to come clean with the cold hard facts.
