1. We access your property to maximize the price potential of your home. Some of the steps can be in process while the property is listed but of course we want your home to be free of clutter and sparkling clean.
2. Listing and interior and exterior pictures taken
3. Sign and lock box are placed on your property
4. We immediately order a domain name for a website for your home. The rider with the property's address is placed on your sign so that buyers can go directly to your property brochure and details when they get to their computers
5. Your listing appears on the MLS® as soon as it is entered into the computer complete with pictures and video tour.
6. Your listing on the MLS® is downloaded overnight to broker websites, my 2 personal websites, and realtor.com. As a result your property is advertised 24 hours a day, 7 days a week.
7. In total your property will be advertised on my 2 personal websites and at least 10 others besides the MLS®.
8. 100 postcard are sent to your neighboring streets announcing that your property is “just listed”
9. I design your property brochure with list of improvements to place in your home for realtors and their clients.
10. I email your property flier to a minimum of 300 my competitors and colleagues.
11. We arrange for your house to be on a Realtors’ Tour or Broker’s open on a Tuesday convenient to you. Realtors plan to attend tour after their business meetings on Tuesday mornings between 11am-2pm
12. You can decide on your position on Open Houses for your property. Usually no more than 1 a month.( and certainly not any if you should decide that is not what you would prefer.) The first Open will be advertised in the Plain Dealer .
13. We will place Open Sunday signs up by the Wednesday before your open house.
14. I will call and voicemail you regarding all showings and feedback on your property. And MOST IMPORTANTLY, I will return your calls as quickly as possible.
15. Advertising in the Sun News or Mimis whichever is more appropriate as a target area.
16. After 12 showings or 21 days on the market, whichever comes first, we will reevaluate the market and our price.
17. Once a week I will email you or call you with the weekly activity on your property.
18. I will attempt to get feedback on your showings at least 3 times and I will keep records of my attempts and the feedback I receive.
19. I set the appointments for your showings and follow your instructions about how and when the property will be shown.
** The best plan we can have to market your home successfully is PRICE; more than any other marketing or advertising program, pricing your home correctly will be the primary reason your home sells quickly. So much activitiy surrounds a NEW listing. This high-pitched activity of a new listing generally occurs during the first two weeks your home is on the market. You are the “newcomer.” Buyers who have seen everything on the market will be waiting to see what you have to offer. This is not the time to be an OVERPRICED property, buyers will move on if they do not feel your home is competitively priced. They need to see the value your home has to offer.
* Clean, uncluttered properties that are priced right are usually swept off the market (sometimes much to their seller’s dismay…. they wonder if they could have gotten more when the first offer appears after 1-10 showings---but that’s what SHOULD happen if you have placed your price correctly in the market…. buyers who are ready, willing, and able have seen everything else out there, if they haven’t bought, they may seem overanxious to have found your house!
My job is to help you market or advertise your home so that buyers see the value; your price will eventually sell your home.
YOU and I will set the price based on comps and your motivation to sell; YOU will prepare your home for showings and possible quick sale, and YOU will be the one who determines a “bottom” line for the sale of your home. I will help you stage your home, correct as many negatives as we can, market in as many areas as I am able, work with you to deter negative feedback, and provide you with as much information about current listings and sales that occur in your neighborhood while you are listed.
TOGETHER WE WILL NEGOTIATE THE TERMS AND SALE OF YOUR HOME.
Once we have negotiated a contract, I will follow your transaction with your specifications until you close.
